Abstract

Land ownership verification in emerging property markets remains vulnerable to fraud, administrative fragmentation, and procedural complexity. Existing digitization efforts focus on record storage rather than integrated transaction assurance, leaving legitimacy verification costly and inaccessible. This study applies Design Science Research methodology and institutional trust theory to propose an integrated digital land verification platform combining title verification, encumbrance checking, and legal advisory access within a unified architecture.
